Tier III
Tianeti sits on the land bridge between Europe, Turkey, the Middle East and Central Asia — seventy kilometres from Tbilisi, under three hours from Europe by fibre. A cool highland climate does part of the cooling for free.
Up to twenty megawatts of secured capacity on a dual-feed architecture, with an on-site substation planned, N+1 redundancy across all systems, and access to Georgia's hydro-dominated generation mix for lower-carbon positioning.
A carrier-neutral campus on multiple diverse fibre routes, with low latency to Europe, Turkey, the Middle East and Central Asia — built to serve as a telecom, MVNO, roaming and SMS hub as readily as an AI hall.
[02] Designed for the AI era
Compute and cooling on parcel 73.05.23.083, power and operations on 73.05.23.001, with containerised 40-ft compute modules, dry coolers, MV/LV switchgear and an expansion zone held for later phases.
Concept visualisation only. Equipment symbols and capacity ranges are illustrative planning assumptions, not fitted capacity. Survey, equipment fit, utility capacity and land rights are unverified.

Georgia's commercial data-centre market is early-stage. Tianeti is positioned as a scaled AI/HPC campus and one of the country's early Tier III commercial assets — alongside, not instead of, Silknet's certified project now under construction for a 2027 target.
| Dimension | Tianeti target | Market reference |
|---|---|---|
| Initial IT load | 5 MW | Silknet announced 2 MW |
| Campus expansion | Up to 20 MW | Nascent local supply |
| Rack density | 30–80 kW per rack | Enterprise facilities typically lower |
| Cooling | Liquid-cooling ready | Air-cooled legacy base |
| Connectivity | Carrier-neutral, multiple routes | To be contracted |
| Certification | Tier III design target | Silknet targets Tier III certification |
Tianeti claims remain project targets until independently certified. No first-mover claim is made while a certified competing project is under development.
[06] Strategic location
[07] Energy & sustainability
Georgia generates the majority of its electricity from hydropower. Tianeti is designed to draw on that mix under contracted supply, with renewable-origin certificates verified rather than assumed — the campus targets a fully green-energy supply as capacity is contracted.
The highland site sits at altitude with long cool seasons, allowing extended free-cooling hours and a lower design PUE than a comparable lowland facility. Liquid cooling carries the dense AI racks; ambient air does the rest for much of the year.

Development to stabilisation
Phase I is structured as a build-to-institutional-standard project: contracted capacity first, then a stabilised asset with audited operating evidence and transferable land, grid, fibre and licence rights. The capital plan, return scenarios and the distribution waterfall are set out in the investor memorandum and released under NDA.

[10] For whom we build
[11] Revenue streams
Compute demand is arriving in the region faster than resilient capacity is being built. Tianeti is our answer to that gap.
Site layout across both parcels with preliminary capacity scenarios, equipment zones and an expansion area held for later phases.
Version 3 of the Phase I plan completed, with the capital plan, delivery roadmap and risk register prepared for investor review.
Land title, environmental baseline and the interconnection study are being assembled ahead of a binding capacity reservation.
Letters of intent from AI, cloud and telecom counterparties, and a debt term sheet, are the gating conditions for financial close.
We are in discussion with investors, telecom and cloud partners, AI operators, energy suppliers, financial institutions and public bodies. Detailed financials are released under NDA.
